SUMMARY OF RULES
LYNDHURST HOMEOWNERS ASSOCIATION, INC. (LHOA)
MEMBERSHIP AND PAYMENT OF DUES
The following information is provided to acquaint you with the services, privileges and restrictions of our community. Please contact us should you desire additional information or have questions.
The LHOA provides services and operates as detailed below. All property owners are required to be LHOA members. The swimming pool, tennis courts, and lake are owned and operated by Lyndhurst Homeowners Association.
No property owner is exempt from LHOA membership. Dues are $600 annually. Payments are due on January 1st of each year with a grace period through March 1st. Those payments received after March 1st will be assessed a 7% late fee. Accounts are never to be opened in a tenant’s name and LHOA does not serve as an intermediary between owner and tenant. SERVICES PROVIDED

The LHOA has authority to levy dues against members. The Board of Directors, based upon an expense budget set annually, pays the following expenses which includes, but is not limited to:
1. Maintenance of streets and drainage
2. Roadside and main entrance maintenance
3. Lake, pool & tennis court maintenance and insurance

PETS
Article VI, Section 6.q: The Restrictive Covenants governing all property in Lyndhurst prohibits agricultural animals kept on any Lot unless thereon solely as household pets and not for commercial purposes. No animal shall be allowed to become a nuisance. No structure for the care, housing, or confinement of any animal shall be constructed, placed or altered on any Lot unless plans and specifications for said structure have been approved by the ACC.

PLEASE NOTE THERE ARE COUNTY LEASH LAWS. If there are problems with your pet, you may receive a phone call or letter from the Association, to be followed by further action by the Board or its attorney, should the problem persist. The Association will try to assist you in resolving any problems that may arise with your neighbor’s animals.
CONSTRUCTION APPROVAL AND SIGNS
Article VI, Section 6.h: No signs whatsoever (including but not limited to commercial and similar signs, without the Architectural Control Committee's (ACC) prior written approval of plans and specifications, therefore, be installed, altered or maintained of any Lot, or on any portion of a structure visible from the exterior thereof.

COMMERCIAL AND RECREATIONAL VEHICLES AND TRAILERS
Article VI, Section 6.o: No commercial vehicle, house trailer, mobile home, motor home, recreational vehicle, camper, truck with camper top, boat or boat trailer, or like equipment shall be permitted on any Lot on a permanent basis but shall be allowed on a temporary basis not to exceed forty-eight (48) consecutive hours. Notwithstanding the foregoing, any such vehicles or equipment is kept in an enclosed space and is concealed from view by neighboring residences and streets.

Please note these regulations and abide by them so that we will enjoy a more attractive and livable community. Questions regarding the restrictions should be directed to the ACC Committee Chair, President of the Association, or the Board of Directors. BOARD OF DIRECTORS
There is an annual, general membership Association meeting each June. At this time, directors are elected to fill the positions of those with expiring terms. A meeting notice, the previous year’s minutes, and copies of the annual financial statement are mailed to all members in advance of the meeting. The seven‑member Board, meets monthly and/or as necessary for special needs.
